The following are projects built or developed during the time period 1978 to 1984 under Mr. Reed’s B-1 general building contractors license. The projects are outlined here only as examples of construction with which Mr. Reed has had a hands-on relationship. A 71 Unit Low-Income Rental Apartment. This project for the San Diego Housing Commission consisted of seven (7) buildings with two (2) laundry rooms. The units were two and three bedroom two story units averaging 900 square feet per unit. Financing was through HUD.
Kitchen Remodel Poor Sisters of Nazareth. The project was a remodel of several rooms in the Main Kitchen and Dining area of the care facility. The Office of California State Architect was involved both in plan approval and inspection of the work. St. Paul United Methodist Church. This was remodel of the sanctuary. The existing church was substantially removed and rebuilt. 2nd Addition for Poor Sisters of Nazareth. This project involved the addition of a storage room and the remodeling of an auxiliary kitchen and the staff meeting room. Office of California State Architect was involved in both plan approval and inspection of the work. Multi-Purpose Fellowship Hall and Classroom Building. Built for the First Samoan Congregational Christian Church of San Luis Rey this project was a 7155 square foot building of structural steel, wood framing, lath, plaster and drywall. Commercial Building Remodel. Remodeled an existing commercial building to create the Mighty 690 radio station studios. Extensive insulation and soundproofing work was required. Residential Remodel. The principal portion of this project on the Rainsford residence in Rancho Santa Fe was the addition of an entertainment room large enough to host several hundred people. 12-Unit Apartment Building. Built for Reed Development, Ltd. I in southeast San Diego this project, financed by San Diego Federal, was of wood framing, lath, plaster and drywall. The square footage of the project was 12,070 sq.ft. Chula Vista Parkway Community Center. We built for the City of Chula Vista a multi-purpose recreation facility. The building is a Type V, one hour building with an occupancy class of A 2.1. The building comprised 10,327 square feet. Hilltop Baptist Church, Chula Vista, CA. This was a two-story classroom addition to an existing facility. The square footage of the new construction totaled 5,160. The object here was to tie this new structure into an existing building so as to make the two buildings appear as one. The challenges to make this project work were numerous since the building designer left many important details off the plans. 7 Unit Apartment Complex, Martin Street, San Diego, California. The apartment project consisted of 3 2-bedrooms and 4 1-bedroom apartments. This was a standard wood frame, stucco and drywall construction. 27 Unit Apartment & 14 Unit Condominium. The company built as a single project a 27 unit apartment project and an adjacent 14-unit condominium project in Southeast San Diego. Different owners owned the two projects. The plans were substantially the same except for the exterior elevations. The units were two story townhouses and the 41 units totaled 52,280 square feet. The buildings were wood frame with stucco exterior and textured drywall interiors. Mira Mesa Baptist Church, San Diego, CA. This project was an 8,160 sq.ft. Type VN occupancy C-3 & B-3 building constructed of masonry block exterior walls with conventional wood framed interior and wood truss roof. Calvary Baptist Church, San Diego, CA. This project was a 17,250 square foot Type V occupancy E-1 & E-3 building constructed of masonry block. The building is a two-story church office and full time day care center with a commercial kitchen facility. Dated: March 23, 1999 |
